City of Palos Verdes Estates 1st Quarter 2012 Real Estate Market Report

The number of homes listed for sale in the City of Palos Verdes Estates dropped significantly at the end of 2011, and remains very low. with only 54 homes listed for sale at the end of the first quarter, which is 33% lower than the end of the 1st quarter a year ago. The average number of homes sold per month during this same period has also been very steady, averaging 12 sales per month. This equates to about 4 months of inventory.The number of homes in escrow at the end of the quarter took a large jump to 16 homes.

The average price per square foot over the last 3 months has been $528 per sq. ft., a decrease of 1% over the comparable period last year. The overall market appears to have stabilized.   This market has not been nearly as impacted by the foreclosure sales which have severely affected inland markets.

The average days on market for homes sold during the 1st quarter 2012 was over 4 months.  This large increase also indicates that many of the homes that have been on the market for awhile are now selling due to the low level of inventory.  The percentage of list price for homes sold has also been consistent at 90%.

City of Rancho Palos Verdes 1st Quarter 2012 Real Estate Market Report

The real estate market in the City of Rancho Palos Verdes appeares to be stabilizing .Inventory is down to only 89 homes listed for sale as of the end of the 1st quarter, a 27% decrease from the comparable time last year.  The monthly average number of properties sold during the last three months of 20 homes sold compared to the similar period last year has also gone up about 5%. The number of homes in escrow also increased substantially at the end of the quarter with 45 homes in escrow. The number of months inventory, based upon the average monthly sales over the last 3 months ,has also decreased to approx. 3 months of inventory

Although average price per square foot was fairly consistent from March through October 2011, it decreased substantially in November but recovered nicely in December. The average price per sq. ft. of homes sold during the last quarter is down approx. 5% from last year.

As noted in the chart below,  the amount of time to sell a home has increased substantially over the last several months increasing almost 74% compared to this comparable quarter last year.  Properties are selling at an average of 93% of their list price. This is an indication that sellers are not recognizing reality in pricing their homes and continue to price their homes as to their value of a year or two ago, and thus their properties are taking much longer to sell, primarily due to the delay in the sellers lowering their price to their current market values.

City of Rolling Hills Estates 1st Quarter 2012 Real Estate Market Report

The following is the 1st quarter 2012 Real Estate Market Report for the City of Rolling Hills Estates, including the unincorprated area known as Palos Verdes Peninsula adjacent to the City.

The number of homes for sale had decreased substantially the last several months  but picke up again in March, with 25 homes listed for sale, very close to the 28 listed for sale a year ago. Sales increased substantially in March to 12 homes sold, with another 10 homes in escrow at the end of the quarter. Based on the average monthly sales for the last 3 months of 6 homes sold, there is currently a 4 month inventory of unsold homes.

The most recent quarterly average price per sq. ft. of properties sold of $386 per s.f.  showed a 7% decline in price per sq. ft. for properties sold compared to the comparable quarter a year ago.  Average sales price per sq. ft. did improve during March.   Because of the relatively small number of monthly sales, the average monthly price per sq. ft. for this city is highly dependent on the type of homes sold during the month.
